Secluded Adirondack Hunting and Recreation Land
Located in the northern Adirondack Mountains, the property consists of 167 acres of secluded forestland suitable for recreational activities, including hunting for whitetail, grouse, and woodcock. The land features three separate clearcuts, each approximately 7 acres, now filled with vegetation, including various tree species and raspberry/blackberry bushes, providing habitat for wildlife such as rabbits, hares, moose, and various bird species. The remaining area contains mature timber, including maple, ash, and other mixed hardwoods, along with a small, overgrown apple orchard. The property includes 3 hunting blinds, 2 ladder stands, and a fifth-wheel camper. 110 acres are enrolled in a carbon sequestration program with 19 years remaining on the contract, which encourages woodland growth and carbon sequestration. The carbon program does not prohibit recreation such as hunting, and hiking on the enrolled acreage. The property is situated among rural homes, private forestland, and farms, near thousands of acres of State Land, including the Chazy Highlands Wild Forest, Spring Brook State Forest, and Lewis Preserve Wildlife Management Area, offering public access for hunting, fishing, and other recreational activities. It is located approximately one hour from Lake Placid and the Adirondack High Peaks, a short drive from Lake Champlain, and minutes from Chazy & Upper Chateaugay Lakes. Several trout fisheries are also nearby, including the Great Chazy, Salmon, Chateaugay, and Saranac Rivers. The property is located approximately 1/2 hour from Plattsburgh International Airport and 1 1/2 hours from Trudeau International Airport.
