The western parcel includes 9.77 acres of woody wetlands, 6.5 acres of mixed forest, 1.35 acres of developed open space, 0.80 acres of evergreen forest, 0.42 acres of low-intensity development, and 0.24 acres of pasture/hay. The middle parcel features 10.35 acres of mixed forest, 9.39 acres of woody wetlands, 0.32 acres of evergreen forest, 0.14 acres of pasture/hay, and 0.05 acres of low-intensity development. The "Harvey to Autrain" Multi-Use State Trail, formerly the Duluth South Shore and Atlantic railroad, crosses the property. This east-west trail, also known as Trail 417, spans 30 miles from Marquette County to AuTrain and is graveled and groomed seasonally for snowmobiles. The area is suited for hiking, biking, snowmobiling, and ATV riding. Highway M-28 is approximately 1 1/2 miles northeast of the property, providing access to hiking trails through old-growth forests leading to a rocky shoreline near the Laughing Whitefish River's mouth and a public access site with a small gravel ramp for boat access. M94, a few miles south, offers access to the 1,728-acre Laughing Whitefish Lake Preserve, situated between the Laughing Whitefish Falls Scenic Area and the Hiawatha National Forest. The 100-foot Laughing Whitefish Falls cascades through an escarpment/gorge with old-growth white pine and hemlock, making the area ideal for hiking, snowshoeing, outdoor education, birding, and wildlife viewing.
