This 201.66-acre tract is located in the Kelly Creek watershed in western Cass County, south of the Crossroads community and south of Farm to Market Road 130. It features a blend of timberland and wildlife habitat. The property includes a managed 18+ year-old loblolly pine plantation covering approximately 66 acres of upland terrain, as well as a younger 14-acre stand of 8-9 year old pre merchantable loblolly pine. The 66-acre loblolly pine plantation timber stand has undergone a recent operator select first thinning within the past two years, setting the stage for accelerated growth and future harvest revenue in approximately 5 to 7 years. Adjacent to the upland pines is an 87-acre hardwood bottomland area located within the floodplain of Kelly Creek. While part of this area experienced tornado and windstorm damage leading to a selective hardwood harvest, a substantial and merchantable hardwood stand still remains. The hardwood bottom is comprised of water oak, southern red oak, Over cup oak and willow oak and with a sprinkle of scattered old growth shortleaf and loblolly pine. On the south is approximately 26 acres of wetland slough consisting of planer tree hammocks and over cup oak. There are approximately 4-5 acres of stream side management zone that separates the pine plantation. The surveyed tract benefits from a recently improved internal road system, with road frontage and access via both Cass County Road 2912 and CR 2926.
