Fredericksburg Hill Country Ranch Retreat
Adobe Springs Ranch is a 77.59-acre Hill Country property featuring diverse terrain and natural beauty. The ranch includes gently rolling hills, scenic hilltops, and bottomlands, with approximately 120' of elevation change. A 2,854 square foot main home, built in 2002, includes three bedrooms and three and a half bathrooms. Located 7 miles northeast of Fredericksburg along Highway 16, the ranch offers both privacy and accessibility to local amenities. The landscape combines hilltops, shaded hardwood bottoms, and mature post oaks, live oaks, Spanish oaks, and native cedar. Native grasses support wildlife, enhancing the ranch's ecological richness. Three stock tanks provide supplemental water for wildlife and livestock. An unnamed seasonal creek with an intermittent spring meanders through the ranch for 2,200 feet. The main home features a reconstructed 19th-century log cabin, vaulted ceilings with exposed beams, reclaimed long-leaf pine floors, and wood-burning fireplaces. Expansive front and back porches offer views and tranquility. The living room includes a stacked-limestone fireplace and vaulted ceilings, opening to a kitchen with a granite island, Jenn-Air gas burner, prep sink, farm sink, KitchenAid refrigerator, and built-in oven with a warming drawer. The original log cabin room serves as a study, office, or library, with private access to the screened-in porch. The primary suite includes a vaulted bedroom with exposed beams, a sitting area, his-and-hers closets, and dual bathrooms. The guest wing includes two bedrooms and a full bathroom. A laundry room with sink and large pantry adds convenience. The home features vintage and antique doors, louvered closet doors, and antique fixtures. The house also includes locally sourced, reclaimed light fixtures and pine wood for the unique indoor flooring, stone for the exterior, interior and exterior antique doors including hardware and barn wood and tin for the back porch. The home has a limestone exterior and a standing-seam metal roof. A 4,440 square foot barn, constructed around 1998, serves as a storage area. There are two water wells on the ranch. One well provides water to the main home and was tested at 45 GPM when it was drilled. A second unequipped water well is located on the north side of the property and tested at 15 GPM when it was drilled. An Ag exemption is currently in place.
