This expansive property in Marion Junction, Alabama, encompasses approximately 1160 acres and features over 8000 feet of frontage on the Cahaba River. The land includes approximately 470 acres of mature hardwoods, 430 acres of pines ranging from 6 to 24 years old, and 100 acres of green pastures or hay fields. A mile-long asphalt driveway leads into the property, which also contains two stocked fishing lakes fed by artesian wells and 13 food plots for wildlife. The property features two main houses, two cabins, and an old bathhouse converted into an apartment, originally moved from downtown Marion Junction and built in the early 1900s. Additional structures include the original horse barn and chicken coop from the 1950s, along with multiple shops for woodworking, fabrication, and equipment storage, plus a full office and bathroom. The blackbelt soils are rich in nutrients, suitable for raising cows and timber. The property offers opportunities for deer, turkey, duck, dove, and small game hunting. Historically, the land has supported various businesses, including farming, raising livestock, a campground, and a nicotine-free business. The Cahaba River is noted as the only free-flowing river in Alabama, supporting a diverse fish population. The timber includes white oaks, red oaks, other hardwood trees, cypress sloughs, and planted pines. In the 1920s, the lake area, including Lake Lanier, featured a dance pavilion and a pine board-lined swimming pool fed by artesian water, owned by the Southern Railroad, now Norfolk Southern. Since 1938, the Ralston Family has owned the property, operating multiple businesses, including the Lake Lanier Travel Park, which opened in the late 1970s and included powered camping spots, basketball, ping-pong, fishing, boating, and a bathhouse.
