Overview
Historic Haystack River Ranch Legacy
Haystack River Ranch is a significant ranch holding offering a blend of agriculture, recreation, and revenue streams. The ranch encompasses 92,447 total acres, including 25,000 deeded acres, 40,960 BLM permitted acres, and 23,527 private lease acres. Water resources are abundant, featuring miles of North Platte River frontage, hundreds of irrigated and sub-irrigated meadows, 30 stock ponds, and numerous springs. The property supports over 9,000 AUMs with low overhead operations. Infrastructure includes two homes, a calving and vet barn, a feedlot, a horse barn, and various outbuildings. A multi-year cattle lease provides immediate return on investment. The ranch also presents investment potential through wind rights, carbon credits, conservation easements, and recreation development. Recreational opportunities include trophy fishing for browns, rainbows, cutthroats, and walleye, as well as big game hunting for elk, pronghorn, and mule deer, plus upland birds and waterfowl. Historically, the ranch has operated with cattle wintering in the southern portion and summer grazing in the north, with supplemental feeding from December through April. The diverse landscape at 7,000 feet elevation includes river bottomlands, irrigated meadows, sagebrush uplands, and rocky mountain terrain. Located just outside Rawlins, the ranch is accessible via Interstate 80 and Rawlins Municipal Airport, near the "Miracle Mile" fishing destination and Seminoe Reservoir.
