    Overview

    This 76.00 acre hunting and timber tract, more or less, is located on CR 80 and adjacent to the Natchez Trace Parkway in the Sparta Community of south Chickasaw County. The property is situated 8 miles south of Houston, 24 miles northwest of Starkville (Mississippi State University) and West Point, 37 miles southwest of Tupelo, and 39 miles northwest of Columbus. The land is nestled between the Natchez Trace to the west, Weyerhaeuser to the north, and productive row crop lands to the east and south. Historical aerials indicate that approximately 41 acres of timber were clearcut around 2000, which has naturally regenerated into mixed hardwoods in the south portion and a mixture of pines and hardwood in the north portion. About 23 acres of merchantable pine plantation were affected by pine beetle infestation around 2018 and have now naturally regenerated into mixed hardwoods in the south portions and mainly pines in the north. Since around 2010, beaver activity has created an approximate 8-acre seasonal slough along a small branch running eastward. The remaining acreage includes a power line right-of-way, shooting lanes, interior roads, and two small ponds. The grounds show an active presence of deer, turkey, rabbit, other small game, and some seasonal duck. A well-maintained power line right-of-way covering approximately 2,000 linear feet, along with other cleared strips and interior roads, provide shooting lanes. The slough could be drained and converted into open fields for food plots, dove hunts, or a lake. The property has fertile, silty loam soils and a gently sloping topography, offering the potential to be cleared and converted into productive row crop land.
