This 160-acre tract of native grassland is located in southern Osage County, just north of Melvern Lake. The property features a resilient native pasture with a plant community including Big and Little Bluestem, Indiangrass, and Switch Grass. The land has a good complement of productive forbs and lacks weed presence. A large pond is centrally located on the property. Fences on the tract are barbed wire, with the north fence rated very good to excellent, the south and west fences rated good, and the east fence rated adequate to good. The south half of the east fence has five new wires and new wood line posts every fifth post. The property is located two miles from the entrance of Eisenhower State Park at Melvern Lake and 13 miles from the I-35 corridor at BETO Junction. It is approximately 7 miles to Lyndon, 40 miles to Topeka, and 70 miles to the KC metro. Electric lines are located across the road from the southwest corner of the property and to neighboring houses to the north and east. Rural water would be nearest to the east boundary, but a line extension and engineering study would be necessary. The property is located near Melvern Lake, a large reservoir covering about 7,000 acres of water with another 18,000 acres of public land around it. The lake is managed by the U.S. Army Corps of Engineers and is set up mainly for recreation and wildlife use.
