Yampa Headwaters Ranch encompasses 610 acres featuring two live creeks and multiple stocked ponds. A key feature is an Army Corps of Engineers permitted wetland mitigation bank, offering over 200 wetland credits for development in Northwest Colorado. Situated between Steamboat Springs and the Vail Valley, the ranch includes a diverse landscape with senior water rights from Yamcolo and Stillwater Reservoirs, over 100 acres of irrigated hay meadow, and more than 250 acres of wetland and riparian areas along Brinker and Chimney Creeks, along with upland sagebrush terrain. Brinker and Chimney Creeks, the headwaters of the Yampa River, traverse the ranch for over 2.5 miles, providing habitats for rainbow and brown trout. The two largest stocked ponds, Big Pond and Acord Pond, are fed by live water and contain rainbow trout, with occasional brown trout. The ranch serves as a year-round habitat for waterfowl, including mallards, teal, wood ducks, and geese, with Sandhill cranes nesting on the property in recent years. Bordering BLM land, the ranch supports mule deer, antelope, and migrating elk. The ranch headquarters, offering views of the Flattops Wilderness, includes a custom barn with a 2-bedroom, 1.5-bathroom apartment and three 14-foot bay doors, equipped for big game processing with a walk-in cooler. The wetland mitigation bank, permitted in 2003, has transferred wetland credits throughout Northwest Colorado. The ranch benefits from cattle grazing and hay production, with the wetland mitigation bank adding significant value.
