This unique 125 acre timber tract is located 3.5 miles southwest of Rippey, 10 miles northwest of Perry, and 35 miles northwest of Grimes, Iowa. Situated on the northeast side of the North Raccoon River, the property extends roughly 3/4 mile north to south and 3/8 to 1/2 mile wide. The land features mostly rolling timber, with the southwest corner situated on the Raccoon River floodplain, approximately 100 yards from the current stream. During flood stage, the river would extend onto the property. The timber consists of a large stand of mature oak, hickory, walnut, and other native Iowa species, along with some open hay land at the north end. Access is provided from the north via a permanent easement through land retained by the current owners. Rural water and electric services are available at the road and can be extended to the 125 acres if needed. The timber has no known history of tree harvesting. The Hanson family has owned the land since 1937. A timber evaluation was conducted in 2012 and is currently being updated. The land is walkable, with about 6 acres of hay land at the north end. This hay land can be rented to the present tenant or used as a home or cabin site. The timber to the west was partially gifted and sold by the owner in 2015 to Greene County Conservation. This land is well marked with county conservation boundary signs.
