Brazos Riverfront Ranch Estate
The Flying "A" Ranch is a combination use property situated along the Brazos River, near Glen Rose, Texas. The ranch, owned by the Adams family for over 50 years, has been used for grazing livestock and producing coastal Bermuda hay. The property also serves as a retreat with hunting, fishing, and proximity to the Dallas/Fort Worth region. Located in northern Somervell County and southern Hood County, it is approximately 12 miles northeast of Glen Rose and 22 miles west of Cleburne, less than an hour southwest of Fort Worth and about 1 hour 15 minutes southwest of Dallas. The ranch features approximately 1,867 feet of Brazos River frontage. There are also three stock ponds on the property. Underground water is in good supply, and there is a water well believed to be approximately 400 feet deep that supplies the home. The majority of the property consists of coastal Bermuda hay pastures managed for grazing and hay production. The ranch home is located on a ridge, offering views of the pecan bottom and river below. Hardwood tree cover includes live oaks, pecan, cottonwood, elm, sycamore, and bur oak, along with red bud, elbowbush, American beautyberry, sumac, chinaberry, cedar/juniper, green briar and mustang grape. Elevations range from approximately 660 feet to 590 feet at the river. The home, originally constructed in 1960 and expanded in the mid 90's, offers approximately 2,400 square feet of living space with 3 bedrooms, 2 full bathrooms, 2 dining areas, a country kitchen, a living area with high ceilings, hardwoods floors, and a rock fireplace. Over 1,500 square feet of porches flank three sides of the home. There is also a detached 200 square foot guest cabin nearby. A large barn provides 3,750 square feet of enclosed space over concrete, as well as two lean-to's for equipment storage. One lean-to also provides covering for the working pens attached to the barn. The ranch is cross fenced into 5 separate pastures for rotational grazing. There's also a set of working pens located near the barn. Ranch access is provided via an improved chip sealed main ranch road that is approximately 4,200 feet long. Unimproved pasture roads and trails provide additional interior access to all parts of the ranch and river bottom.
