The subdivision, approximately a quarter section, is bordered on the west by Broadway (aka Portland or John Deere Rd) and on the south by Sanderson Rd (or Hwy 74C). Interior lots have all-weather gravel streets. Sanderson Terrace runs north off Hwy 74C, and the two west-bound cul-de-sac streets are Tractor Way and Aldridge Ct. The combined acreage for the lots features approximately 392 ft frontage on Sanderson Terrace and approximately 852 ft on Aldridge Ct. Animals and shops are welcome, but businesses or mobile homes are not permitted. Temporary structures or outbuildings cannot be used as residences during home construction. Minimum square footage for homes is 1800 sf, with a requirement of 70% brick, stone, or masonry. Well and septic systems are required. Pioneer provides fiber optics for phone and internet, and OG&E supplies electric. Gas service will be propane. The neighborhood consists mostly of 3.6 and 5+ acre parcels, with several custom homes completed and occupied and others under construction. The property is located within the Crescent school district but outside city limits.
