High Vista Ranch, previously a cattle ranch and part of a larger operation, spans 278 acres. The property has been carefully maintained with minimal unwanted brush and limited prickly pear. The landscape includes numerous large Live Oak and Post Oak trees. The highest elevation on the ranch is 1,480 feet, while the lowest point near the wet weather creek is 1,290 feet, offering views to the South and West. Approximately 60% of the ranch consists of sandy loam soil, transitioning to rocky terrain with granite and quartz outcrops on the western side. The ranch is fully perimeter-fenced. Water sources include three rain runoff ponds and two water wells producing 3 and 10 gallons per minute, respectively. Improvements include power and the two water wells. Access is provided via paved Llano County Road 113. The ranch supports a diverse array of wildlife, including white-tailed deer, wild turkeys, bobwhite quail, mourning dove, and feral hogs, as well as raccoons, red and gray foxes, and coyotes. Various bird species, including owls and caracaras, can also be found. The ponds and wet weather creek attract waterfowl and other wildlife. Vegetation includes Live Oak and Post Oak trees, native grasses such as Little Bluestem and Texas wintergrass, and wildflowers like Bluebonnets and Indian Paintbrush. The rocky terrain on the western side features cacti and succulents.
