This grazing and recreation property is located in central Osage County, near downtown Pawhuska. The ranch features a mix of tallgrass prairie, cross timbers vegetation, and riparian bottomland, with approximately 130 feet of elevation change. Saucy Calf Creek traverses the property for about one mile, enhancing wildlife habitat and recreational opportunities. The sandstone soils support native grasses, forbs, legumes, and various timber and woody species. The property includes 510 deeded acres, plus 10 acres of abandoned railroad right of way. The ranch is located 10 minutes from downtown Pawhuska, 30 minutes from Bartlesville, and one hour from Tulsa. Recent renovations include managed grazing, chemical weed control, controlled burning, and new fence construction, with approximately 3/4 mile of new fence scheduled for construction. Five ponds are located throughout the property, with potential for further water development. The tallgrass prairie supports big bluestem, Indiangrass, switchgrass, and little bluestem. The cross timbers area contains similar forage species and post oak, blackjack oak, and hickory.
