Overview

Pawhuska Land with Development Potential

This 345-acre property, selling as surface only, is located a short distance south of downtown Pawhuska, Oklahoma, in Osage County. Accessible via County Road 5101 and a private road easement, the land features upland Cross Timbers vegetation and several draws suitable for constructing large water impoundments. The elevation varies from over 1050 ft to 850 ft in the lower draws, with multiple building sites offering views across the property. The sandstone soils support native grasses, forbs, and legumes, along with upland and bottomland timber that provides excellent wildlife habitat. The property is considered raw land with no improvements, ready to develop and build upon. Fencing is suitable for either stocker cattle or cow-calf production. Tallgrass prairie forages are found on the upland soils, with major species including big bluestem, Indiangrass, switchgrass, and little bluestem. The Cross Timbers area supports these same forage species and is characterized by sandstone-based soil, supporting post oak, blackjack oak, and hickory in the uplands, as well as sand plum, Mexican plum, and redbud. Spring-fed draws support red oak, bur oak, chinquapin oak, pecan, and sycamore. Osage County is renowned for its diverse wildlife, including Whitetail deer, wild turkeys, northern bobwhite quail, and an abundance of small game. Rural water is located on county road 5101 and 0.25 mi from the property. Drilling a water well is an option. The draws and wet weather creeks are spring fed and have traditionally provided much of the stock water for the property. Suitable pond or lake locations can be found throughout the property. Power is located within 0.25 miles. The property was affected by the wildfires that occurred during the ongoing drought conditions in October 2024. The current taxes are approximately $0.60/ acre per annum. Final acreage and legal description to be determined by survey.
